<p style="margin:0;padding:0;"><span style="font-size:small;">Sixteen people are said to have gatecrashed two pools near Bournemouth.&nbsp;The rules of &#8216;dipping&#8217; often include wearing fancy dress and participants are urged to &#8216;bring a bike&#8217; to escape if discovered.&nbsp;There are fears that the craze could spread across the UK as the weather improves and pool owners leave their homes unattended while on holiday.&nbsp;</span></p>

<p style="margin:0;padding:0;"><span style="font-size:small;">A spokesman for Devon and Cornwall Police said yesterday: &#8216;We are advising owners of swimming pools to be on their guard.&nbsp;&#8217;We would also warn prospective swimmers that using someone else&#8217;s pool is trespassing and therefore illegal.&#8217;&nbsp;The group responsible for organising Monday&#8217;s &#8216;dipping&#8217; session listed a specific meeting place, a midnight to 3am duration and mobile telephone numbers for the organisers.&nbsp;Although there were only 16 confirmed participants at the &#8216;event&#8217;, invitations were sent to more than 500 users on Facebook.&nbsp;Comments left by admirers of the group suggested that the craze could be spreading.&nbsp;</span></p>

Don&#8217;t think I can make it but maybe I can do it on my own in London.&#8217;&nbsp;Social networking sites such as MySpace have previously caused trouble for families after private parties advertised online have been gatecrashed by hordes of unruly teenagers.&nbsp;A &pound;4million mansion in Marbella last month became the latest home to be invaded by uninvited guests, when they gatecrashed a girl&#8217;s 16th birthday party.</span></p>

<div>Price rises among properties worth more than £1 million come despite repossessions among typical British households reaching one in every 1,000.</div>
<div>It is the first time since the autumn of 2007 that every region covered by the Knight Frank survey has seen a rise in the price of luxury manor houses, farmhouses and cottages.</div>
<div>The biggest gains were seen in the Home Counties, the traditional heartland of bankers’ luxury properties. Average prices rose by 3.1 per cent during the last three months, and ended the year 1.4 per cent higher than at the beginning of 2009.</div>
<div>Andrew Shirley, Knight Frank’s head of rural property research, said: “The price of prime country properties in now increasing across the country as the recovery that started in London during spring 2009 continues to spread further into the regions. Property prices in the Home Counties have shown particular resilience.”</div>
<div>He described the rises as “incredible”, given the economic crisis following the collapse of Lehman Brothers last year.</div>
<div>Values across the whole of the country rose by 2.3 per cent in the final quarter of this year. It means buyers need £1.4 million to buy the average price country home.</div>
<div>Farmhouses have seen the largest increase during the last three months, rising 2.6 per cent to £1.1 million, while manor houses have risen by 1.8 per cent to £2.6 million. Cottages rose by an average value of 2.5 per cent to £450,000.</div>
<div>The north of England and Scotland are recovering more slowly with prices down 11 per cent on an annual basis, but up 0.5 per cent in the last three months.</div>
<div>Knight Frank said the rises were a due to a lack of supply and an increase in the number of overseas buyers returning to the housing market, looking for properties of more than £5 million.</div>
<div>David Hollingworth, of mortgage brokers London &amp; Country, said: “If you have big houses, then you need big salaries to support them. Bonuses will be a big contributor to the high end of the market and bankers will number among those.”</div>
<div>The number of first-time buyers has dropped to its lowest level since the beginning of the year. Just 19 per cent of buyers were first-time buyers , the lowest level since December last year when the figure was 11 per cent, according to the National Association of Estate Agents. It is in sharp contrast to six months ago when levels reached 43 per cent.</div>

			<content:encoded><![CDATA[<p>It’s not often a whole island comes up for sale in the Bahamas, let alone one with substantial cliffs, deep-water moorings and some of the best beaches in the Caribbean. Great Whale Cay, 30 minutes by boat from Nassau, is for sale for $80 million (£50 million) with Savills and has the potential to become an exclusive retreat similar to Richard Branson’s Necker Island, or the millionaires’ paradise Mustique.
<p /> The 850-acre L-shaped island belonged to “Joe” Carstairs, heiress of the Standard Oil fortune, and was visited by the Duke and Duchess of Windsor in the Forties. There are historic buildings (Great house, lighthouse, and church), rare flora and fauna and watersports and diving. But what makes it such a rare and valuable opportunity, according to Giles Gale of estate agency Savills, is the private paved airstrip. “It is unlikely that permission would be granted for the creation of a new airstrip these days,” he says.<br />  <br />It was bought in the Nineties by a family-owned Bahamian registered corporation, which has spent the past decade buying back plots of land that were sold off by the Carstairs family in the Seventies. The island is sold with outline planning consent to develop the land into a luxury private island resort, with commercially operated airstrip, marina, hotel and resort homes.
<p /> The new owner will have full control of the island and own 94 per cent of the land &#8211; although there may also be the possibility to purchase smaller parcels of land or the whole thing. “It would make a fantastic Necker-style private retreat but could also be a resort with residences. The key is accessibility &#8211; the island is a 50-minute flight from Florida and 10 minutes from Nassau,” says Gale.
<p /> Since appearing on the market privately last week, there has been a flurry of interest in Great Whale Cay, he says. “$80 million is actually quite cheap on an acre basis,” he says. Last year the 350-acre Bell Island, also in the Berry Islands, sold for $70 million.

<div>Swimming pools are custom construction projects and are built by many individual trades and pool contractors with different standards. All pools are not built the same, unlike an automobile which is manufactured in a factory under controlled conditions. With a swimming pool much of what you do not see will impact the cost of pool ownership.</div>
<div><strong>Not asking enough questions.</strong></div>
<div>Do not assume every builder is going to give you an education or is capable of giving you one, for that matter. The more you know and understand the better buyer you will ultimately be. This helps you and your pool contractor. Do your homework. Your resources are endless, so use them!</div>
<div><strong>Paralysis by analysis.</strong></div>
<div>This is when someone gets 10-15 or more estimates for swimming pool construction and than cannot make a decision because they have become so confused. Do your due diligence and get 3 or 4 estimates from reputable swimming pool companies. Then make your decision and go with it.</div>
<div><strong>Not checking out the experience level, history, or background of a Contractor.</strong></div>
<div>What makes them qualified to build swimming pools? Consider the saying, &ldquo;If you think the cost of a Professional is expensive, wait until you hire an Amateur.&rdquo;</div>
<div><strong>Shopping based on price.</strong></div>
<div>Usually if a deal seems too good to be true, it is! If you shop for price alone you are destined to be disappointed. Bottom line: you usually get what you pay for.</div>
<div><strong>Shopping over the phone for a pool.</strong></div>
<div>It is impossible and a waste of time. Visit the swimming pool builder or have them come to your home to provide you with an estimate. Visiting a contractor&rsquo;s place of business will tell you a lot about the type of business it is.</div>
<div><strong>Assuming swimming pools cost less to build in the wintertime.</strong></div>
<div>We have seen increases in steel prices, concrete shortages, gas increases, and insurance premium hikes. Pools don&rsquo;t get cheaper as time goes on; swimming pools will never be less expensive than they are today.</div>
<div><strong>Not reading contracts.</strong></div>
<div>Make sure you understand what you are getting into. Make sure everything is in writing. It is very difficult to cancel a contract with many contractors after the obligatory 3-day rescission period. The contract should protect you AND the contractor.</div>
<div><strong>Focusing on the aesthetics and not the mechanicals of the project.</strong></div>
<div>Hydraulic design, flow rates, pipe size, pump and filter types, chemical management systems, and many other factors will make a difference in the ability of your swimming pool to stay clean and sanitized.</div>
<div><strong>Not thinking about safety.</strong></div>
<div>Swimming pools can be a great place to recreate, exercise, and just enjoy the outdoors. They can also be dangerous. Make sure you know what your City requires for barriers and fencing. More importantly, make sure you protect the ones you care for, and protect the ones that cannot protect themselves.</div>

			<content:encoded><![CDATA[<p><strong>Smell of chlorine in swimming pools</strong></p>
<p>Pool smell is due, not to chlorine, but to chloramines, chemical compounds that build up in pool water when it is improperly treated.</p>
<p>Chloramines result from the combination of two ingredients:&nbsp; (a) chlorine disinfectants and (b) perspiration, oils and urine that enter pools on the bodies of swimmers. Chlorine disinfectants are added to pool water to destroy germs that can give swimmers diarrhea, ear aches and athlete&rsquo;s foot. Perspiration, oils and urine, however, are unwanted additions to pool water. By showering before entering the pool, and washing these substances from the skin, swimmers can help minimize pool smell.</p>
<p><strong>The Chemistry of Pool Smell</strong></p>
<p>When chlorine disinfectants are added to water, two chemicals are unleashed that destroy waterborne germs:&nbsp; hypochlorous acid, HOCl, and hypochlorite ionchildren in pool, OCl-. A measure of the chlorine in these two chemicals is known as &ldquo;free available chlorine&rdquo; or FAC.&nbsp; Pool operators manage the FAC level of pool water for the safety of swimmers. Their challenge comes from the fact that FAC is reduced when it reacts with perspiration, oils and urine from swimmers to form chloramines.</p>
<p>One way that chloramines are formed in pool water is by the reaction of hypochlorous acid with ammonia. Ammonia, NH3, is a component of sweat and urine. Its chemical structure is illustrated in the figure at the right.</p>
<p>There are three chemical reactions that can occur when hypochlorous acid reacts with ammonia, each involving the replacement of hydrogen ions with chlorine ions. When one of ammonia&rsquo;s hydrogen ions is replaced with chlorine, monochloramine is formed:</p>
<p>HOCl&nbsp; +&nbsp; NH3&nbsp;&nbsp; &rarr;&nbsp;&nbsp; NH2Cl&nbsp; +&nbsp; H2O</p>
<p>Three hydrogen ions are found at the corners of the base of this pyramid-shaped molecule, with nitrogen at the top.</p>
<p>Replacing one more hydrogen ion with chlorine produces dichloramine,</p>
<p>HOCl&nbsp; +&nbsp; NH2Cl&nbsp;&nbsp; &rarr;&nbsp;&nbsp; NHCl2&nbsp; +&nbsp; H2O</p>
<p>Finally, it is possible to replace all three of ammonia&rsquo;s hydrogen ions with chlorine to form trichloramine, also known as nitrogen trichloride:</p>
<p>HOCl&nbsp; +&nbsp; NHCl2&nbsp;&nbsp; &rarr;&nbsp;&nbsp; NCl3&nbsp; +&nbsp; H2O.</p>
<p>Monochloramine is sometimes intentionally added to water because it is actually a useful disinfectant. Drinking water, for example, is sometimes purified with monochloramine. Dichloramine and especially trichloramine are the chloramines most responsible for pool smell. By showering before entering the pool, swimmers can minimize the formation of these two chloramines.</p>
<p><strong>Managing Chlorine in the Pool</strong></p>
<p>As hypochlorous acid combines with ammonia to form chloramines, the FAC of pool water is reduced. Lowering the FAC reduces the ability of chlorine to destroy germs. The amount of chlorine that is &ldquo;tied up&rdquo; in chloramine compounds, and is therefore unavailable as free chlorine, is known as combined available chlorine (CAC).&nbsp; The sum of FAC and CAC is the total chlorine (TC).</p>
<p>TC = FAC&nbsp; +&nbsp; CAC</p>
<p>The Association of Pool and Spa Professionals suggests FAC concentrations in pool water should remain in the range 1.0 &ndash; NC 4.0 parts per million for chlorine to work effectively (FAC should never fall below 1 part per million). CAC levels should be less than 0.2 parts per million.</p>
<p>Pool managers can use test kits to measure both FAC and TC. CAC is then simply calculated:</p>
<p>CAC = TC &ndash; FAC</p>
<p><strong>Minimizing Pool Smell</strong></p>
<p>Swimmers with reddened, irritated eyes have been known to complain that &ldquo;there is too much chlorine in the pool&rdquo;. In fact, however, when pool water is irritating, there is not enough chlorine in swimming pool water!</p>
<p>You may be surprised to learn that there is no odor to a well-managed pool. Chloramines, which produce pool smell, can be eliminated using chlorine. &ldquo;Shock treatment&rdquo; or &ldquo;superchlorination&rdquo; is the practice of adding extra chlorine to pools to destroy ammonia and the organic compounds that combine with chlorine to make chloramines. To effectively destroy chloramines through shock treatment, the pool water FAC concentration must be about ten times the CAC.</p>

			<content:encoded><![CDATA[<div id="_mcePaste">SPATA’s website, from top to tail, tells the nation that building a <a class="zem_slink" title="Swimming pool" rel="wikipedia" href="http://en.wikipedia.org/wiki/Swimming_pool">swimming pool</a> needs special skills, and yes, SPATA’s members have the skills. More than that, to get membership, the pool builder has to “be approved”. It has to meet the “standards governing construction of pools”. Even more, SPATA members are “fully vetted before being admitted to membership, with checks on their financial record, experience in the trade and inspections of their work”. And once they are members, they must be seen to comply with a code of ethics, with their work periodically inspected. Are you already sold? Will you dare go anywhere else for the swimming pool in your next penthouse flat?</div>

<div id="_mcePaste">Now then, all this does not make SPATA liable if their member does a poor job. SPATA may well have done all the checks but it doesn’t warrant that its contractor member will not later behave badly. But you can see how SPATA or any other trade body or institute can get near the edge of liability.</div>

<div id="_mcePaste">In fact, SPATA went one step further to reassure its members’ customers. And this is admirable. Its pool and spa installers belong to Spatashield, a bond and warranty scheme “offering customers piece of mind that their installation will be completed to SPATA’s standards – come what may”&#8230;.but when it comes to claims, SPATA has shown what they are made of by hiring legal hip shooters and getting away without liability.</div>
